Steve Ferris

Bringing multi-faceted real estate experience to the planning and development of hotel and resorts, while specializing in hotel residence integration.

Steve Ferris was born in Southeast Asia and spent his formative years in the U.S. Midwest. In addition to hotel residences and related mixed-use structures, he has specialized in urban planning, land development, financial analysis, development management, public finance, resort planning, energy efficiency, and public sector management.

After obtaining degrees in Civil Engineering (Marquette University) and Urban Planning (Cornell University), he worked in hotel, residential, and mixed-use development. He has lived and worked in New York City, the Florida Keys, and the Island Of Saipan in the Northern Marianas Islands, Telluride, CO, Denver, CO, California, and Hawaii. While living and working in Denver, he obtained his MBA with a specialty in Real Estate Finance from the University of Denver.

Steve exhibits cross-cultural, multi-disciplinary skills within real estate development, development management, financial analysis, and government relations. He specializes in strategic decisions involving acquisitions, planning, design, regulatory structures, public incentives, and financing considerations. His best work can be found establishing legal mechanisms for Ritz-Carlton Residences, securing $30M plus via government relations, and managing mixed-use property development from concept to completion. Steve naturally integrates personalities and numbers and has helped execute well over $1B in real estate projects and transactions.

QUALIFICATIONS - Mr. Ferris's facility planning experience extends from public uses in Florida and Colorado to conference centers on Maui. A partial list follows:

  • Hotel-Residence integration for the Residences at The Ritz-Carlton, Bachelor Gulch.
  • Hotel-Residence integration for the Ritz-Carlton, Rose Island & The Residences at the Ritz-Carlton, Rose Island, Bahamas.
  • Oversight of regional economic modeling as well as Commercial and Accommodations Use Studies for the Telluride, CO Region.
  • Land planning and land development management for mixed-use residential development in the Denver metro area.
  • Preconstruction planning and engineering for hotel, residences, and conference space for luxury hotels in Rancho Mirage, CA and Kapalua, HI.
  • Concept planning for the hotel and conference center space for the Fairmont Big Island and Fairmont Miramar (Santa Monica, CA) hotel.
  • Evaluation of the competitive market set for the Telluride, CO region, completed for due diligence evaluation of the Telluride Peaks Hotel.
  • Condominium structure, budgets, management agreements, and public sector approvals for the Ritz-Carlton Residences of Kapalua, HI and Rancho Mirage, CA.
  • Facility Master Planning project management for the Grand International Inn, Minot, ND.
